The Crossvine’s mission is to provide residents with a mature, well-thought-out neighborhood experience where homes, amenities and community gathering spaces are located within walking distance to foster healthy living and neighborly engagement.
The Crossvine Vision
The Crossvine aims to change the way people think about residential neighborhoods northeast of San Antonio. As the first mixed-use, master-planned community in the area, The Crossvine links homes, amenities and commercial services through a continuous greenbelt and hike and bike system. It’s far from your typical grid-style subdivision. The Crossvine promotes a healthy lifestyle among its residents as well as connectivity between neighbors.
At over 550 acres, The Crossvine will be developed in phases over an expected 10-year span and will potentially include 1,600 residences with recreational, civic, and commercial land uses. Residential development within The Crossvine will include a combination of single-family homes, garden homes, townhome rentals, cottage apartments, and independent/assisted living facilities—providing a home for residents at any stage of life. Commercial areas within the development will include retail, neighborhood services, municipal and possible medical uses.
Over the past decade, the City of Schertz has proactively encouraged responsible, quality growth in this small city northeast of San Antonio. The Crossvine development team has worked closely with the City of Schertz to create a community that responds to the market and to the future vision of the South Schertz area. The project has received tremendous support from the city itself throughout the zoning and planning process. Such support is a testament to the development’s commitment to providing long-lasting value to Schertz.
The Developer
Schertz 1518, Ltd took over The Crossvine development in 2010. Led by President Chris Price, of Price Companies, the Schertz 1518, Ltd team has decades of experience in mixed-use, master-planned community development. Price and his team have invested years of time and energy in collaboration with the City of Schertz, to create a development that holistically addresses the needs of an active population, and to create a neighborhood that reflects their commitment to quality products and quality of life.
Engineering for the project is provided by Malone/Wheeler Inc; land planning and landscape architecture is by award-winning firm Planned Environments Inc; architecture firms Marsh & Associates Inc. and Barron Custom Designs created the designs for The Crossvine amenity center and mail kiosks.
